Ramsgate · CT11 · CT12 · Village Thanet
Doors, windows, guttering, timber, small plumbing and electrical, painting and the running list of small fixes an older Ramsgate house needs. Coastal-grade fittings on every job. Honest about which specialist calls we route to a trade. Fixed prices before we start.
What we do
Written for the mix of Regency terraces on the West and East Cliffs, Victorian villas around St Lawrence, mid-C20th estates at Nethercourt and Newington, and the semi-rural stock out towards Cliffsend, Pegwell and Minster.
Doors, windows, hinges, cabinets and the ten small jobs that add up. One callout, one invoice.
Scope & pricingClean, unblock, re-secure and small-scale repair. Salt easterlies and clifftop tree-load fill Ramsgate gutters faster than most think.
Scope & pricingWindow sills, door frames, weatherboards, fascias and soffits. The main callout on Regency and Victorian stock along the West Cliff.
Scope & pricingSlipped tiles, ridge repair, minor flashing leaks. Not full re-roofs. If it needs scaffolding for a week, we point you to a roofer.
Scope & pricingInterior redecoration and exterior weatherproofing. Coastal-grade exterior paint systems for anything the salt breeze hits.
Scope & pricingPanels, posts, gate hardware and hinges. Small-scale only - full new fence lines are a specialist job we route to a fencing contractor.
Scope & pricingDripping taps, blocked sinks, washer replacement, frozen pipe first-response. Certified boiler and gas work goes to a Gas Safe engineer.
Scope & pricingLight fittings, sockets, replacing fuses, consumer-unit visual check. Full rewires and certified NICEIC work go to a qualified sparky.
Scope & pricingFurniture assembly, TV mounting, curtain rails, blinds, picture hanging, shelf runs. The classic Saturday-afternoon list.
Scope & pricingRecurring upkeep for owners and landlords - quarterly or half-yearly visits, priority callout, one running scope, one price per visit.
Scope & pricingWhy local matters
Ramsgate sits on chalk substrate 300 to 600mm under most of the topsoil. That changes what a masonry anchor needs to be. It changes how a fence post concretes in. It changes what a lath-and-plaster upper-floor wall accepts as a shelf fixing on a Regency terrace.
The salt-driven easterlies come off the North Sea and cut through zinc plating. Every hinge, coach bolt, gutter bracket and gate latch within a mile of the seafront needs stainless or hot-dip galvanised or it fails in eighteen months. We fit right first time.
The housing stock is layered - Regency on the cliffs, Victorian villas around St Lawrence, mid-C20th estates south, semi-rural at the village edges. Different stock, different repair patterns, different failure modes. We know the callouts each street produces.
Where we stop
We do a lot of small jobs well. What we don't do is pretend we're every trade. Gas work goes to a Gas Safe engineer. Certified electrical work goes to a Part P sparky. Full re-roofs go to a proper roofer. Big fence lines go to a fencing contractor. We'll tell you honestly when a job needs a trade and, if you don't have one, who we'd call.
Three promises
If the finished work is not what we described in the quote - a sill that cracks through inside a year, a shelf that pulls out, paint that peels - we come back and fix it. If we can't fix it, you don't pay for that item.
Once we've seen the job - either in person or from your WhatsApp photos - the price is fixed. No hourly creep, no while-we're-here extras, no callout fee for the quote itself.
Every job leaves you with photos of the finished work, plus before-shots on anything structural (splices, roof, gutter). Useful for landlord records, insurance and future reference.
Where we work
CT11 for the Royal Harbour, West Cliff, East Cliff, town centre and the Regency streets. CT12 for St Lawrence, Nethercourt, Newington, Dumpton and out to Pegwell, Cliffsend, Minster-in-Thanet and the Sandwich Road corridor.
The working-harbour edge and the CT11 core. Sheltered harbour bowl on most streets but seafront-facing property still catches salt. The classic callout mix here is Regency sash-window repair, timber-sill splicing and gutter clearance.
The Regency terrace clifftop between the Grange and Victoria Parade. Wind-exposed, salt-driven, conservation-area frontages. Timber repair is the biggest single beat here, followed by gutter clears in autumn.
The other clifftop, out towards Broadstairs edge. Similar Regency stock to West Cliff, same wind and salt profile. Second-home ownership is higher here so our maintenance-contract lane fits well.

Frequently asked
Send a photo of the job and your postcode to 07763 100 477 on WhatsApp. For most small jobs (single tap, single fitting, a short flat-pack list, a curtain-pole run) we come back with a fixed price the same day. Larger scopes - a full-day list, exterior painting, timber-sill splicing - we book a quick site visit and quote after that. No callout fee for the quote.
Yes, and we say so up front. Anything gas or boiler-related goes to a Gas Safe engineer. Full electrical rewires or anything Part P notifiable goes to a qualified sparky. Full re-roofing, valley re-lead, structural work, full new fence runs and unvented cylinders go to specialist trades. If your job is one of those, we'll tell you honestly and, if you don't have someone, recommend who we'd use.
No. The quote is free. The price we quote for the job is the price you pay for the job. If we come out, look at it, and decide it's not something we should do, we tell you and there's no charge for the visit.
Ramsgate CT11 and CT12 primarily - Royal Harbour, West Cliff, East Cliff, town centre, St Lawrence, Nethercourt, Newington, Dumpton. Also out to Pegwell, Cliffsend, Minster-in-Thanet and the Sandwich Road corridor. Anything outside those postcodes we'll consider for larger jobs but expect a small travel line on the quote.
Yes. If the work isn't right - a sill that's cracking through inside a year, a shelf that pulls out of the wall, a repainted door that peels - we come back and fix it. If we can't fix it, you don't pay for that item. That's the standard, and it applies to every job we book.
Photo of the job, your postcode, done. Same-day fixed price on most small callouts.
